Selling your home and maximizing it’s potential worth is a very interesting and dynamic process! When you are selling a home, you are appealing to the buyers emotional response so the idea of selling your property without any preparation is basically setting yourself up for a mediocre response from a potential buyer. With that being said, of course not all properties should be staged. If the home is a tear down, fixer upper or already in fantastic model condition then staging is not a focus, but for most home sellers, some sort of staging will only benefit.
So here is the process, a buyer will make an appointment through their agent (usually) and visit your home. Most buyers will see an average of 4-5 homes at a time, so which home will stick out in their mind at the end of the day? Will it be yours?
Did you also know that a home buyer will know within 30 seconds or less after entering your home, whether they are going to buy or not?? That means that the first impression is critical. Also keep in mind that an average home can also be viewed in less than 5 minutes, so think about it……you are trying to sell your home, probably worth hundred’s of thousands of dollars, and if that first impression is not so impressionable, then you have just lost a potential buyer.
Buyers are savvy and are very good at comparing one home with another and gauging a home’s worth or value. That’s right, the buyer’s will ultimately set the price of your home, because if it doesn’t sell, what do you do? You lower your asking price.
So my point here is to let sellers know that a little bit of home staging will pay off. Think of it this way, if you were looking to buy a cell phone and were comparison shopping, what would you buy? One cell phone looked okay, it was not the newest model but you could make phone calls, send text messages and take pictures. The competitor’s phone was upgraded had all the features that the latter phone had, but also offered, a video camera, internet surfing, emailing and many more features for the same price. Which one would you choose? It’s similar when people are buying homes, people will weigh the pros and cons, the features, the upgrades and many more factors when deciding on “the perfect home” to buy.
Staging helps to clear the buyer’s logical and rational response of, “hmmm I need to fix this and adjust this and then maybe this home will work” to “wow! I love how this home makes me feel! It’s perfect! I can set up my couch here and my table here….and I hope you get what I’m trying to say. Your home must appeal to the buyer’s emotional response because buying a home is not about simply selling your physical property, it is about selling a lifestyle and a “dream home.”
